At Adham Properties, we are committed to guiding you through each step of the renting process to ensure a seamless experience. It's important to note that not all agents are regulated, so choosing a provider who upholds high standards and professionalism is paramount. We take pride in our membership with Propertymark – ARLA, which mandates regular training sessions for all our staff responsible for your care. This also includes participation in the Client Money Protection Scheme, offering tenants compensation in case an agent mishandles rent, deposit, or other client funds.
Upon agreement of the offer, you will be asked to submit a payment equivalent to one week's rent as a holding fee. This payment serves as an indication of your commitment. It's important to note that this holding fee does not establish a tenancy or guarantee an offer of tenancy, but rather serves as evidence of your genuine intention to proceed. Subsequently, the following references will be requested on behalf of the Landlord:

Employer/Accountant
Character/Personal
Credit Check
Six months of bank statements
In accordance with immigration regulations pertaining to Right to Rent, we also request that all tenants visit our office with their original passports, visas, work permits (if applicable), and proof of address before the tenancy officially commences. Copies of these documents will not be accepted
Tenancy Application and References:
Rent Payment:
All rental payments must be made in advance through a standing order.
Additional Charges are as follows:
Unpaid Rent: Interest at a rate of 3% above the Bank of England Base Rate will be applied from the Rent Due Date until the outstanding rent is settled. Please be aware that this fee will only be imposed if the rent remains unpaid for more than 14 days.
Lost Key(s) or other Security Device(s): Tenants will be responsible for covering the actual cost of replacing any lost key(s) or security device(s). In cases where the loss necessitates a change of locks, the tenant will incur the actual expenses of a locksmith, a new lock, and replacement keys for the tenant, landlord, or any other individuals requiring keys. If additional costs are accrued, there will be an additional charge of £15 per hour (inclusive of VAT) to cover the time spent on replacing lost key(s) or security device(s).
Tenancy Agreement:
After obtaining satisfactory references, you will need to sign an Assured Shorthold Tenancy Agreement.
Damages Deposit:
First month's rent in advance
Damages deposit - equivalent to 5 weeks
These 'initial payments' must be made in cleared funds via bank transfer or debit card.
Initial Payments:
Before your tenancy starts, you will be asked to provide a damages deposit equivalent to 5 weeks' rent. This deposit will be held by either the Landlord or Sinton Andrews in a Tenants Deposit Scheme. Once the deposit is registered within the scheme, you will receive a copy of the Certificate of Registration. We are proud members of The Dispute Service.
Variation of Contract (Tenant’s Request) — £50 (inc. VAT) per agreed modification. This fee covers the expenses associated with receiving the landlord’s instructions, as well as the creation and completion of new legal documentation.
Change of Sharer (Tenant’s Request) — £50 (inc. VAT) per new tenant, or any reasonable costs incurred if higher. This fee encompasses the expenses linked with receiving the landlord’s instructions, conducting reference checks for the new tenant, performing Right-to-Rent verifications, deposit registration, and the creation and completion of new legal documents.
Early Termination (Tenant’s Request) If the tenant chooses to end their tenancy prematurely, they will be responsible for covering the landlord’s expenses for finding a new tenant, as well as all rent owed under the tenancy until the commencement date of the replacement tenancy. These costs will not exceed the maximum outstanding rent on the tenancy.
